Best use for this form is to market the listing prior to allowing showings to begin.
Contract Date: MUST match the contract start date on the Exclusive Right to Sell Contract.
Contract Expiration Date: MUST match the contract expiration date on the Exclusive Right to Sell Contract.
Availability Date: MUST go active within 21 days of being listed coming soon on the MLS. The listing will go AUTOMATICALLY active at 6am on that date.
Example: Listed as coming soon on March 1st on the MLS. The latest the listing can go active is March 22nd.
A listing CAN go active prior to the coming soon availability date.
Once a listing is marked as coming soon it can not go back to withheld. If clients are not ready within the 21 days listing MUST be cancelled/removed from the MLS.
NO SHOWINGS are allowed on a property in the coming soon status. Any showings on a property can result in a $1,000 fine to the agent.
