The standard home inspection will cover the condition of the home's heating system, central air conditioning system, interior plumbing system, electrical system, roof, attic and visible insulation, walls, ceilings, floors, windows, doors, foundation, basement and structural components.
Radon testing is recommended by the EPA.
Radon tests usually take 48 hrs. The company will drop off a monitor and pick it up 48 hrs later. It will give hour by hour levels of Radon in the property.

The purpose of a sewer scope inspection is to determine the condition of the property's sewer line and to determine if the system is functioning as designed.

Exterior testing of Stucco is done by drilling holes in the stucco at suspect locations, sticking a moisture probe in the wall, and measuring the moisture content of the wood or wall sheathing with a special device.

(Only if the property has a well)
Inspector will test the water system and check it for volume and pressure. They will make sure that the well is property constructed and compliant . They will also run tests for things like bacteria, nitrate and arsenic depending on the county requirements.
(Only if the property has a septic/subsurface sewage system)
Inspector will remove the cover to the septic tank and check the water level. Then they will run the water in the house to make sure that it is properly flowing from the house to the septic and that there are no blockages.
Typically septic tank needs to be pumped every 3 years depending on the municipality. If the septic needs to be pumped the inspector will check for any backflow from the absorption area.
