Line 27: You may charge a retainer if you'd like. However, most commonly $0 is put in this field due to the fact agents don't charge their clients up front. Retainer Fee is different from the Broker Admin Fee (BAC).
Line 30: You may charge whatever percentage of the list price you'd like. However, most agents write in 2.7% as the compensation owed to the brokerage from the buyer as that is what is commonly paid out from listing broker.
Line 31: Instead of a percentage you can charge you can charge a flat fee to your buyers. A minimum of $1 must be written in this line to make the contract binding.
Line 34: You can write in up to 180 days but you cannot exceed 180 days.
